Who is CPM?
CPM is under the umbrella of Clear Sky Real Estate and Consulting Inc. CPM was formed to help property owners maximize their profits and minimize their headaches. Karen Sparano is the broker of Clear Sky and has been a Realtor for over 20 years. Joseph G. Leofsky who has over 25 years experience in residential and commercial real estate started CPM to help property owners with leasing, buying and selling investment properties.

What does CPM do?
CPM can supply you with legal forms and leases, and dozens of other forms that may be needed from time to time. We can assist you in finding and screening new tenants that are suitable for your properties. We maintain a phone information only line that has information on available units. For a small additional fee we can run credit, eviction, social security, employment and criminal background checks. We maintain accurate records of all communications both verbal and written. We maintain accurate and timely records of all rent receipts. All rents received will be date stamped and a receipt will always be given to the tenant. We will notify the tenant of any delinquent payments in a timely and legal manner. We maintain accurate records in the event that legal action becomes necessary. We can file legal documents and if necessary appear in court.

Why was CPM started?
There was a need for professional management of rental units to limit owner’s liabilities and to increase profits and efficiency.
What does it cost?
Depending on the number and type of units and what the owner requires the rate can vary from 5% to 10%.
Do I have to sign a long term contract?
No. Most of our clients pay a 6% management fee and ˝ of one months rent to screen, interview and lease to a new tenant.
